Having began my real estate career in residential renting over 7 years ago, I have quite a few investors that I continue to service . I have helped with the buying of investment properties as well as the renting of those same homes. It can be a very lucrative venture for INVESTORS who are willing to learn the business. My job is to not only help you find the right investment property to purchase, but the "right" tenant for that home. Sometimes finding just the "right" house can be a challenge. But one of the methods I use is an online service called "Client Gateway" that pulls new listings from the web with your particular criteria and sends them to you within a matter of hours after they have hit the market. Because as you and I both know....with investment properties....it's all about "timing".
My Services Include: (Only for those who sign a Buyer's Broker Agreement)
Setting you up in Client Gateway to daily see the newest listings
Previewing properties on your behalf and notifying you about the ones I think are good investments.
Helping you access the property for work needing to be done and accessing the possible rent amount
Presenting any offers and helping with the negotiating of the contract
Take you from contract to closing as hassle-free as possible.
AFTER CLOSING:
Supply a list of names of contractors (if necessary) to get the house ready for the rental market.
List the house on the rental market (or sales market if intent is to resale after clean up or renovation)
Market, market, market the property over the internet and newspaper!!!!
Show property and qualify any prospective tenants
Get new tenant on a signed lease (GAR FORM) and then hand them over to the Landlord (you) or your property management company of choice. (Remember, I team up with Amerisouth Home Management and Mark Von der Muellen).
